Legacy is accredited through CE Marketplace to teach Continuing Education and Continuing Legal Education for Michigan Realtors.

Our Classes
2 Hour Michigan Realtor Continuing Legal Education Courses

Participants will learn how to navigate land contract transactions. We will discuss the legal and practical aspect of these transactions. A heavy emphasis will be placed on the documents and terms used.

Participants will learn what types of mortgages are assumable with novations, how we can use mortgage assumptions to help our clients and what we can do when mortgages aren’t assumable with novations.

Identify the purpose and need for specific documents and understand the legal affect for signors and common challenges and errors and how they can be prevented and overcome

Identify situations where a property may be held in an entity (Trust, Estates and Companies), learn more about those entities, and what documentation will be required to evidence ownership and/or provide signing authority.

Participants will understand the basics of what a Quiet Title Action is and how they can be used to clear title issues. Participants will also learn when quiet title actions are a good solution, and when there may be better solutions that better fit the situation.

Develop a strong understanding of the Real Estate Settlement Procedures Act and how it affects realtors and consumers. The discussion will include affiliated business and marketing service agreement regulations.

Develop a strong understanding of the taxes paid during a real estate transaction. We will learn about the methods of proration of property taxes, as well as the method of paying and assessing transfer tax, and how capital gains taxes are assessed and paid (we will understand how 1031 exchanges and FIRPTA affects the closing process as well).

Participants will learn about the current methods fraudsters are using to steal money and real estate. We will cover best practices and legal ramifications to fraud and attempted fraud.

This class is intended for all knowledge levels and will begin with a thorough review/training on capital gains taxes before moving into the intricacies of what and when FIRPTA withholdings will need to be made and addressed along with a practical approach on how to counsel both buyers and sellers through a transaction.

We will become PROs on how to help our clients make some BIG decisions at (and hopefully before) the closing table. We will do an in depth look at Lady Bird Deeds, what they are - and more importantly, what the alternatives are! To do this, we will gain some serious legal knowledge about types of deeds and tenancy! AND we will walk away with plenty of handouts and resources!

This class is constantly evolving to provide the most up to date overview on recent changes in the legislation, case law and consequent market trends. There will also be discussions surrounding “how things used to be” so we can better understand the changes ahead. We will also spend some time to make sure we understand how we can utilize this information to better serve our clients.

Even if you aren't planning your own real estate business, it will help you better understand your real estate based business clients.
