Our core values have led us to appreciate learning and education. Our team members spend a lot of time and effort on learning so that they may fulfill their potential. We consider it an honor and a privilege to share our knowledge with our community by providing continuing education.

Legacy is accredited through CE Marketplace to teach Continuing Education and Continuing Legal Education for Michigan Realtors.

Our most common classes are listed below. Our in house legal counsel or another member of our leadership team would be happy to coordinate education around other real estate topics as well!

Our Classes

2 Hour Michigan Realtor Continuing Legal Education Courses

  • Participants will learn how to navigate land contract transactions. We will discuss the legal and practical aspect of these transactions. A heavy emphasis will be placed on the documents and terms used.

    2 Hours Continuing Legal Education

  • Participants will learn what types of mortgages are assumable with novations, how we can use mortgage assumptions to help our clients and what we can do when mortgages aren’t assumable with novations.

    2 Hours Continuing Legal Education

  • Identify the purpose and need for specific documents and understand the legal affect for signors and common challenges and errors and how they can be prevented and overcome.

    2 Hours Continuing Legal Education

  • Identify situations where a property may be held in an entity (Trust, Probate and Companies), learn more about those entities, and what documentation will be required to evidence ownership and/or provide signing authority.

    2 Hours Continuing Legal Education

  • Participants will understand the basics of what a Quiet Title Action is and how they can be used to clear title issues. Participants will also learn when quiet title actions are a good solution, and when there may be better solutions that better fit the situation.

    2 Hours Continuing Legal Education

  • Develop a strong understanding of the Real Estate Settlement Procedures Act and how it affects realtors and consumers. The discussion will include affiliated business and marketing service agreement regulations.

    2 Hours Continuing Legal Education

  • Develop a strong understanding of the taxes paid during a real estate transaction. We will learn about the methods of proration of property taxes, as well as the method of paying and assessing transfer tax, and how capital gains taxes are assessed and paid (we will understand how 1031 exchanges and FIRPTA affects the closing process as well).

    2 Hours Continuing Legal Education

  • Participants will learn about the current methods fraudsters are using to steal money and real estate. We will cover best practices and legal ramifications to fraud and attempted fraud.

    2 Hours Continuing Legal Education

  • This class is intended for all knowledge levels and will begin with a thorough review/training on capital gains taxes before moving into the intricacies of what and when FIRPTA withholdings will need to be made and addressed along with a practical approach on how to counsel both buyers and sellers through a transaction.

    2 Hours Continuing Legal Education

  • We will become PROs on how to help our clients make some BIG decisions at (and hopefully before) the closing table. We will do an in depth look at Lady Bird Deeds, what they are - and more importantly, what the alternatives are! To do this, we will gain some serious legal knowledge about types of deeds and tenancy! AND we will walk away with plenty of handouts and resources!

  • This class will help you gain knowledge about planning, building and operating common real estate based businesses. Even if you aren't planning your own real estate business, it will help you better understand your real estate based business clients.

This course is designed to provide realtors with essential legal and financial strategies to grow their wealth, take advantage of tax-saving opportunities, and protect their assets. By implementing these tax strategies you can reduce your tax liability by 40-90%!

    2 Hours Continuing Legal Education

  • Participants will learn about the foreclosure process, but most importantly how to help their clients sell a home during the redemption period. We will cover how properties can be sold during and after a sheriff sale along with the differences between a Mortgage foreclosure and a tax foreclosure. We will also do a brief discussion on market trends with foreclosures.

1 Hour Classes

  • Urgent - Federal Reporting Requirements set to go into effect on 3/1/2026.  We'll cover what realtors need to know about the upcoming FINCen Reporting requirements: how it will affect your closings and how to prepare your clients for the upcoming changes. 

    Please note:  the reporting requirements go into effect on 3/1 - meaning additional processes and procedures will be implemented into the closing process BEFORE this date in preparation for reporting on any applicable closings 3/1 and after.  

  • Everything you need to know about title insurance to help you navigate a real estate closing.

  • Purchase agreement to closing and beyond. Learn what to expect and what to prepare for to have a successful closing.

  • The basics of land contract transactions.

  • How to read a closing disclosure (as a realtor), settlement statements and commitments. Emphasis will be placed on the useful information to be found in these documents and best practices for smooth closings.

  • An overview of how capital gains taxes work in a real estate closing. We cover when/how they are paid and calculated, what documents at closing affect the process and how 1031 Exchanges and Foreign Investment in Real Property Tax Act (FIRPTA) fit into the deal

  • Learn about a few styles of real estate transactions commonly used for investment purposes such as “Wholesale” or Assignment Deals, “Subject-to-Transactions”, “Double Closings”, and Private Lending.

  • Discuss what type of signing authority may be required for these types of transactions.

  • This class is provides an update on recent changes to rules, regulations and business practices with a focus on how we can use this information to better serve our home buyers and sellers.
